What is MUST?

MUST stands for "Mixed Use Special Transit". It is an ordinance for rezoning parts of Lower Merion township.

Area residents have had concerns with certain provisions of MUST, and there have been difficulties in getting those concerns addressed by the township. Rather than go into all of the details, we'd like to refer visitors to these blog entries:

So, the purpose of this forum is to bring issues surrounding MUST to the light of day, and try to get those issues resolved to the satisfaction of all parties.

Haverford is the next town over, and although we have had assurances that we won't get MUST , we might as well have MUST because the development which has been approved by the township on North Buck and Dreycott Lane has all the hallmarks of MUST, just not the actual ordinance. Tall buildings, transit oriented development, a rose by any other name....etc.....

And while we are talking what bugs us in Haverford, we would like to mention the fact that across from us at the corner of Buck Lane and Lancaster Avenue, right at the school crossing sign and the wall of Haverford's football field is something which we trip on all the time: a temporary PECO cable. Yep, a "temporary" fix that has been there since the summer of 2005 when PECO's underground transformer, whatever blew up, messed up our power and fried the Verizon phone cables....yet no one seems in much of a rush to permanently address this noxious issue. And speaking of noxious issues, that sink hole that spreads like holiday waistlines on the lawn of the Nellie Berman School of Music, keeps on moving - our huge street light and big green pole there are affected and we believe compromised, and the hole is at the edge if not below the sidewalk.

These are the loose ends which make residents nuts. And if these loose ends aren't properly addressed, how can anyone not be nervous about this MUST stuff?

Maxine Goldberg reported on the most recent federation meeting. The following issues.....
were raised:
 MUST in Ardmore - a number of federation members are opposed to MUST.
 A request that the township do better job at disseminating information.

Here are two excerpts..note where parking is concerned, there is that "encourage" word again. What's up with that darn word? Parking with regard to development, all development, should be expected or required...not "encouraged"

Does MUST offer
incentives for parking?
MUST encourages thedevelopment of attractive,convenient off-street parking facilities at the rear of the property or below grade to reduce on-street congestion and facilitate vehicle and
pedestrian circulation. If a property owner is able to provide more parking than is required for their use, they may lease the extra spaces to an adjoining property owner that needs additional parking.

What is the relationship between The Ardmore
Initiative and the Township regarding MUST?
