254 Righters Mill Road goes before HARB tomorrow

Just a quick note to let those interested in this development within the Gladwyne Historic District will be before HARB tomorrow, Tues, June 26th at 8am. We just received our meeting agenda today so we're sorry for the late notice. This development of 2 large townhouses and 3 two-car garages attached to a big old victorian was given the okay by the zoning hearing board who decided to ignore the fact that these are in fact townhouses, not apartments. In this case even though it walks like a duck, etc, etc, it's an apartment. Regardless our best defense is coming up tomorrow with HARB. HARB is not governed by zoning, it's governed by the Historic District Code of Lower Merion as well as the Secretary of the Interiors Standards for Rehabilitation. The development proposed does not fit certain guidelines of either of these two codes. We're hoping that HARB will show some gumption and stick to their guns and save our historic class one neighborhood from inappropriate development Listen up, Haverford!!! This is an important decision that might also affect your proposed historic district! Application 07-18 (07-10) Property: 254 Righters Mill Rd, Gladwyne This is an application for a Certificate of Appropriateness to demolish two accessory buildings, remove the post-1896 portions of the three-unit apartment building, convert the building to one dwelling unit and build two additional units attached to the rear for a total of three dwelling units. HARB Meeting Update
This morning's meeting was yet another blow to the preservation of historic neighborhoods. The 254 Righters Mill Road application was tabled due to lack of detail...but not before it was indicated by the board that the 3-unit townhouse plan was okay with them.
The last time HARB met over this development, it was denounced by the whole board. This meeting's attitude? Let's get on with the show and how much gingerbread can you slap up. Why the flip flop? Zoning gave the developer the thumb's up because of some tricky tap dancing and HARB folded and crumpled up like a rag doll.
We were under the impression that HARB was supposed to protect the historic district from innappropriate development. But apparantly HARB is powerless...unless of course Joe Historic Homeowner wants to replace his wooden picket fence with a plastic one...
THEN WATCH OUT...HARB to the rescue!!

permalinkWe are so sorry about what transpired today. Once again, a small neighborhood, and one of THE MOST HISTORIC neighborhoods gets screwed because Daddy Warbucks wants to develop something.
You were utterly correct in your recent letter to the editor re: Haverford and their historic district. As much as we like preservation, what does it get you without the other necessary zoning changes?

permalinkToday me walk out of woods, first time 50 year. Accident find big Lower Merion Township building and go in and see big important council meeting. People show draw of old building, big paper with line and word and number, me no understand. Big council tell nice man and woman make sign our way, wall no good, confuse man and woman and say go away come back later. Big council tell two lady who sell old stuff for second time make building our way, no like door it ugly, fix sign, we pick glass not you, write on wall what we say, go away come back again maybe we like then. Me fear of council like Wizzard of Oz me see in movie. Council strong, people weak and feared.
But then one man speak for other man who want to build big house for many people. First me think this man King of
Township cause he talk and all listen like new baby lamb. All say him speak only true. Then me figure him not King but Magic Man. Council first say we no like big house, then him say words, many words, and council listen. Then him show picture of big house, not picture with line and word and number like first peoples, just pretty picture, from high up like only bird see. Council look at pretty picture then spell take them. Me no look too long at magic picture so me no get fooled by spell. Next, council get smile and say to Magic Man big house good you do, you come back again and make us smile again. Some people who sit in room ask question to council, why big house near small house ok? Why council say words many moon ago like bear but now talk bull? But people no have magic, so counsel give answer with weak tongue while spin in big seat and look at shoes.
So today just one day out of woods me learn how to fool Lower Merion council. Me tell too. Don't spend coins for draw with line and word and numbers. Take Magic Man and write picture on food spill cloth, you call napkin. Say plant pretty bush all around hide what you build. Big council then say yes is good and we believe all words and picture on napkin. Me learn in one day.

As a related aside did you see that all the Somia stores are going out of business and closing their doors?
