254 Righters Mill Road Before Building & Planning TONIGHT!!

The development proposed for 254 Righters Mill Rd. (a lovely victorian that will be muddled with 2 townhouses and 3 two car garages tacked on the back) will be before the commissioners meeting tonight. It's really important that we can get as many people as possible to attend.

This developer needs to be awarded a "Certificate of Appropriateness" for a completely innappropriate 14,000 sq.ft. building to be dropped in the middle of a neighborhood of 2,000 +/- modest homes... right in the middle of the Gladwyne HISTORIC DISTRICT!

If we can show a good solid force of neighbors and concerned citizens opposing this developement, we may be able to sway some commissioners that may be on the fence.

Finally, Some good news!

At last night's long building and planning meeting we were frankly shocked when the commissioners unanimously denied the 254 Righter's Mill Road developer a Certificate of Appropriateness thereby overruling HARB's recommendation of approval. We thought that following HARB's approval, the "okay" from the commissioners was just a formality. So we were very pleasantly surprised with the outcome.

The commissioners cited 4 specific items of the 10 Secretary of Interiors Standards for Rehabilitation, the rules governing development/rehab projects within historic districts, that this development fell short on. We don't know why HARB couldn't have cited those same 4 reasons and recommended denial on their own, as that is their job. We were told through the grapevine that they felt their hands were tied by the zoning decision that okay'd the size of the development.

This doesn't bode well for HARB... Consistancy is very important. Even Commissioner Gelber stated in effect that she couldn't believe the nit-picky conditions HARB applied to the Pennywise Thrift Store that was before them last week. Some of those conditions such as the color of the tinted glass windows and the color of the front doors are absolutely outside of their jurisdiction. One week they're all over one project that can't help but beautify the streetscape of Ardmore, and the next week, they rubberstamp approval of a completely innappropriate development in a different district.

Again, consistancy is important.

So, it's back to the drawing board for Mr. Gevurtz and co. This time, we were told that meetings will be held with Commissioner Mark Taylor, a group of neighbors, township staff and the developer to see if there's a solution everyone can live with.

Just wanted to thank everyone here as well as the commissioners, especially Mr. Taylor, for their hard work!
