Hey Ardmore, why is there yet another developer sending letters to homeowners in Ardmore? Maybe Lower Merion should just give the entire town of Ardmore to developers now on a big silver platter so we can call it a day? Does anyone care how many developments are being planned? So think about this in one small area, not counting what Kimco wishes to develop on the Ruby's Lot at Suburban Square, OR whatever the next Ardmore RFP developer wants to do, just look at the not so large area around Athens, Cricket, Schauffele Plaza: Mariner's project, the possible project at Stuard Funeral Home on Cricket, 130 Cricket. How many living units will that be? Then add this we are about to point your attention to....
What are we talking about?
We just have been alerted to the fact that some homeowners in Ardmore have received a letter from Landtrust Properties, Inc. Even if this project is by right, we have to ask: how much more can Ardmore take? How many more of these proposals can the Board of Commissioners last through? So, what about PA HB 904 now? If any township needs a moratorium on development, it's Lower Merion....
Wanna know what the letter says? Sure you do. And we also suggest that if you live in Ardmore, you attend the meeting. Please note we have no idea what the plans look like, only we are concerned because every week seems to feel like it brings another plan...

I am working with the owners of 11 East Athens Avenue in Ardmore, assisting them in their redevelopment plans for that property. We believe we have created a plan that meets all of the provisions of the Lower Merion Township Zoning Ordinance, in particular the provisions of the mixed use special transit district ("MUST"), and would like to share with you these plans prior to our formal submission to the Township.
Although the MUST Ordinance has many goals and objectives the general purpose (as stated in the Ordinance) is to encourage the development of transit supportive mixed use neighborhoods that foster economic viability, pedestrian activity, and a sense of community. Although our plans will have no commercial or mixed use components we believe our proposal will help the Township meet it's broader goals and objectives and be a tremendous asset to the district.
With that being said, we would like to invite you and any and all of your neighbors to an informational presentation, followed by a question and answer session, to be held at Gillanes Tavern (Cricket Avenue) on March 25th, 2008 at 7 p.m. In order to make certain we sufficient space set aside, I would ask you that you call me at (610)-996-6600 or e-mail me at by the 24th to reserve a spot.
If you have an interest but are unable to attend, please call with any questions or concerns and if necessary, I could schedule a time to personally meet with you at your home or business. This will be the first of many public meetings that will be held prior to the Township vote, but your early input would be most welcome as we fine tune our plan prior to making a formal application to the Township.
