Ardmore Points To Ponder
|
Feel free to jump in - the water's fine. Please add your input, or even ask more questions. That is how the dialogue keeps from getting stale. Questions are a good thing, a healthy thing. Answers also welcome. Overall? Progress desired. Will our train station get built with the Federal Funds or will they expire first? If Mini Main Street is attempted, what will that mean for the already beleagured merchants of Ardmore? What will HARB's part be? Will they be sensitive to the overtaxed merchants who would then be in essence turning the rear of their properties into a second facade? What kind of public money will be or should be available to offset this expense if and when it occurs? How much money has been spent on Ardmore in TOTAL over the years, and should taxpayers have the right to see a full and complete accounting? Where is the Comprehensive Plan Update right now? Is it moving forward or taking a vacation? What does this new additional zoning in Ardmore mean translated for every man and woman? (See http://www.lowermerion.org/Attach/ords/ord_ASDD.html ) What about the economy? What about the relationship between traffic and density? Will we have enough parking? What is the value of the land the township might be giving away? What are the pluses and minuses to giving away land? How much exactly did that sliver of land purchased from that property owner on Anderson Ave cost the taxpayers in the end? When will that project start and will it solve a problem or create new ones? What about utility upgrades? Will this part of the infrastructure be able to keep pace with development if it is problematic now? What is the status of proposed development at Stuard Funeral Home? What is the status of the lawsuit against the township and SW Land Associates (a/k/a Snider/Weiss) over 130 Cricket Ave in Ardmore? What is the status of Mariner's proposed and oft discussed development? Are they building under MUST as previously approved more than once, or are they going to press forward for more height and density? If so, do the residents of Lower Merion Township and Ardmore think this is fair? After all, how can you consider wasting more taxpayer money and township resources to give one developer more? How do any of us know how MUST will work since NOTHING has been built yet? If developers can't build under MUST as is, then why do we have it? Can MUST really work at all in Ardmore? Under sunshine laws, what part of the contract between the developer for Ardmore and the township be public? Should the public have the right to ask what goes into the development and process of creating such a contract? Has the township ever done one of these contracts to this high a level before? Adding a question.. If traffic is indeed sent in one direction at the train station and cars will now be sent straight to Lancaster instead of going around Primavera Pizza Kitchen to make left hand turns off of Anderson, won't traffic routinely back up on Anderson all the way to Montgomery? Traffic at the underpass is already terrible. A single file line of cars without any being siphoned off to turn left will create gridlock. I don't mind one way traffic, but can't they send it in the other direction?
And another question, will people really pay for parking in the new garages if it is still free on the other side of the railroad tracks?
