Development Alert For North Wayne! 236 North Aberdeen Ave!
|
2008-05-05 21:00 Etc/GMT-5 Is this irresponsible and potentially greedy development in an area with serious parking issues, impervious surface issues, etc? How many homes TOTAL are we talkin' if we're talkin' twins? Where will people park? What about storm water management? What about impervious surface? What's wrong with fixing up what is there? What about a real estate market where stuff is selling? This proposed development will be just a hop skip and a jump away from a bonified eye sore (which apparently no one would mind if THAT got fixed up or plowed under - and it has room for parking!): Seriously, y'all might have sent public storage packing, but check this:
We did you a favor: David Buckley appears to be a Pru Fox Roach Agent?
Sherrie Burlingham appears to be a Pru Fox Roach Realtor in ROSEMONT?
Her blurb says she's a luxury home specialist, so what's she mucking about in a more modest neighborhood for? A quick developer buck? Would she want this next to where she lives in St David's? (we're not telling tales out of school, the public real estate records show where the tax bills go for N. Aberdeen)
Seriously what's a McMansion Pimp doing in a small neighborhood like this? It's a far cry from her Garage Mahal listings on Kyneton Rd in Villanova, Exeter Rd in Devon, Applegate Ln in Rosemont, etc? As a matter of fact, we encourage everyone to drive by this street. For those who are Ardmore-ites, this development would be like adding a McMansion to Cricket Terrace. The network news is once again talking about the state of the real estate market, as in the houses new and old that are NOT selling and the rising forclosures. What is this potential developer thinking? JUST SAY NO NORTH WAYNE, JUST SAY NO Say no for impervious surface reasons. Say no for storm water management. Say no for the Gulph Creek. Say no for the lack of parking. Say no because it's a dumb ass plan. Sigh....welcome to our world.... |

Oh, dear! This is Jonathan Lengel's house. He built the Radnor Hotel, Walmarthon estate (Eastern U.), many houses in Radnor, Cuba, New England and New York. This is the type of problem Lower Merion has faced for the last few years, and is the reason we've formed the Radnor Community Preservation Coalition. This type of intrusion in our tight neighborhoods will kill them. At the moment we have 15 Hot Spots and this is #16. We're having a Town Meeting on Saturday, April 26th at 10 AM at St. Mary's Episcopal church in Wayne. All are welcome! Our website www.RadnorCPC.org will be functional today (I hope).

permalinkThanks Ted! Those with standing, as in RADNOR TOWNSHIP RESIDENTS need to kick up a fuss. Please go to the newspapers, please go to the commissioners. This property has a HUGE lot, and the LAST thing you need is a bored Realtor turned wannabe developer in this congested neighborhood. How can they guarantee that silt and runoff and construction debris won't clog the creek? We helped you guys with a recent Aqua problem, but you will have to extraordinarily vigilent - that steep slope = fast runoff. Then there are the issues of parking. If you double the houses, what then? That street already has parking issues - so much so that cars on a daily basis illegaly perch on the actual curve of the corner at Radnor Street Road, and park on Willow and Radnor Street, etc.
Why does this realtor need to build? Why does she need to add more density? And remember By right DOESN'T mean it IS right! This is what we call BY WRONG! And it is! Let us ask you since this Sherry person is in your hood: the house she is living in is for sale. Is she just a flipper? If so, does she care past her own pocket?
236 N. Aberdeen can be easily restored and has been occupied more than enough that they can't claim it is too derelict for habitation. Are you prepared to FIGHT? Then DO IT! Also, the time is nigh to extend that historic district ASAP. Please...take the time to not only PACK this upcoming meeting, but be prepared to speak!!!
Thanks for weighing in! We do not know if any of us can make your kick off meeting, but it doesn't mean we aren't interested in your new venture, because we are!
Please post the street address for your first meeting for those not familiar with that church.
