Ardmore Development Alert! Our Cricket Ave Pals Are Back To Discuss 106

Will this be another bad plan proposed for Ardmore, or will it be redeeming? Sigh....it was not so long ago that we were talking nothing but Cricket Ave....that was 130 Cricket (which we guess is still in court?) and now we're talking 106 Cricket or Stuard Funeral Home.

5. TENTATIVE SKETCH PLAN –106 Cricket Avenue, Ardmore, SD# 3601, Ward 4. Construction of a five-story 73-unit apartment building with 32 affordable units and 38 market-rate units and associated stormwater management system. Also proposed is an underground garage with 72 parking spaces and 2 on-street parking spaces to meet the minimum requirement of 73 parking spaces.

Once you get past the ickiness and creepy factor of building homes for the living over a motel for the dead, you realize that this plan is raising a LOT of questions. What is it about these guys? We hear an old friend from Bryn Mawr Hospital might be their spin doctor?

An e-mail sent out today reads in part:

Thought you would be interested in this agenda for the upcoming May 5th Planning Committee meeting. 106 Cricket Avenue (Stuard Funeral Home) is on the agenda. This property is being developed by SW Land Associates, the team that wants to develop 130 Cricket Avenue. Its plan is for a 5 story building with 73 units - 32 affordable and 38 market rate - and 72 underground parking spaces and 2 on-street parking spots. I anticipate that affordable may not truly be what most of us would consider priced at below market value ( similar to what went on at 130 Cricket).
The developer feels that this tentative plan complies with zoning but that may not be the case.

Other thoughts on the plan include:

...inadequate buffers and parking. Under the "affordable housing" allowances, they are showing 1/2 a parking place for each of the 32 units -- obviously a non-starter in that congested area!
